The "All Coastal Listings" link on the menu to the left allows you to navigate the South Florida coastline and see custom maps of the current listings of premium waterfront homes and condos (building by building). This is a very valuable tool for buyers to locate homes or condo buildings of interest, as well as for any seller who wants to keep an eye on what is currently listed in their building or area.

The "What Has Sold ?" link allows you to see reports of all of the last 12 months waterfront sales area by area. This is a great tool to get a sense of what has sold in the marketplace. (Updated Monthly)

The "Market Stats" link provides you with our unique graphs that visually summarize historical waterfront home and condo sales statistics area by area. (Updated Quarterly)

If you are considering selling your waterfront property you must decide which agent is best suited to represent you. Will you list with a so-called "Top-Producer" or "Resident Agent (neighbor)" who will gladly list anything at an inflated, unrealistic, and misleading price? These agents will tie you in a long listing contract knowing that eventually you will get tired of waiting and you will reduce your price. No harm right ? Not so, time is money, your money to be accurate. You see these agents do not pay your condo charges, taxes, utilities, maintenance, and mortgage while your property is sitting on the market waiting for you to drop the price. On top of these losses, while market prices are going down, you will end up selling for less than if your property was priced properly to begin with....
